The Bridges (92091 zip):
Upscale gated community built around a beautiful golf course. This is on the north east side of Rancho Santa Fe. Property types are garden homes up to large custom estates. Incredible golf clubhouse, concierge services, plus workout facilities, community pool, and tennis courts. Life at the Bridges is like living at an upscale resort! You will find the Bridges on the map above at the top with the bright green color. Prices range from about 2 million to well over 6 million dollars.
The Covenant was the first area of Rancho Santa Fe to be developed in the early 1,900s and is pretty much the center of the whole area. On the map, it is the large area in the middle with orange color. There is a charming downtown area with the famous Rancho Santa Fe Inn and restaurants, shops and of course Real Estate Offices! Properties consist of condos, land, estate homes on acreage. Horses are permitted on a lot of the properties over 2 acres with the association's approval. This is not a gated neighborhood but many homes have their own gate. There is the renowned Rancho Santa Fe Golf Club that can only be joined if you own property in the Covenant. There are also about 50 miles of groomed trails that residents enjoy walking or riding their horses. There is a very highly rated school which residents can send their children to which goes from Kindergarten to grade 8. From there the children either go to Torrey Pines High, Canyon Crest Academy or other private schools in the area. Prices in the Covenant area range from about $750,000 to well over $30,000,000, with the average home price being around 2.5 - 3 million dollars.
The Crosby & Lakes (92127 zip): The Crosby is a gated community named after the famed Bing Crosby and is just east of Rancho Santa Fe proper. You can find it on the map about in the middle right, the bright pink area with the green golf course in it. It surrounds a beautiful and challenging golf course that anyone can join. The community also has a club house, large community pool & tennis court. Property types range from patio homes, semi-custom & custom estates, prices range from $1,100,000 to over $5,000,000. Many properties have panoramic golf & mountain views. On the map, the dark blue area next to it is called The Lakes and it is also gated. They are a variety of tract homes ranging in price from about $1,100,000 to $2,500,00.
Cielo: Cielo is directly across the road from the Crosby. You will find this neighborhood at the top right of map in the peachy color. It too is gated and has a beautiful community center with a large pool, work out area and entertaining clubhouse which residents can use. Property types in this neighborhood range from semi-custom homes to custom estates. The community is located on the highest point in Rancho Santa Fe, with many properties having views that are staggering. Some of the homes, while not inside the Covenant have access to the Covenant K-8 school, and with lower prices than the Covenant, it makes this an appealing choice for families with children of that age range. Prices range from about $1.5 - 4+ million.
Located just south of the San Dieguito River Valley is a guard-gated community of exclusive custom estates called Fairbanks Ranch. On the map, it is about in the middle below the Covenant in an aqua blue color. It is comprised of two sections, the north and south sides. With over 75 acres of park-like grounds and pristine amenities which include a lake with a clubhouse nestled on its shore, 5 tennis courts, a 9-hole putting green, an equestrian center, and a park featuring a barbecue/picnic area along with volleyball and basketball court where the lake spills over. Homes are on lots ranging from about an acre to over 4 acres, most of them around 2 acres. A highly rated Elementary School is adjacent to the neighborhood. This is not in the Covenant. It is a very desirable neighborhood. Prices range from about $2,300,000 to over $10,000,00, and average around $3,500,000.
Just to the east of Fairbanks Ranch, is one of the area's newer neighborhoods. On your map, it is on the lower right in an olive color with the golf course. It is guard-gated and has a private golf course, which is similar to a links style course. There are a variety of property types in the Santaluz area. There are Casitas, small homes with patio style yards, semi-custom tract homes of different varieties, and custom homes and lots. There are two sides to Santaluz, which is split in half by Camino del Sur. The original side where the golf course is also has a large grassy common area, a club house, gym, restaurant and tennis. The westerly side has a combination of custom homes and some different tract homes. The clubhouse at the golf course is beautiful and boasts valet parking, a nice restaurant, locker rooms, spa and the pro shop. Many tournaments are played here.
Rancho Santa Fe Farms: Smaller Gated community with a challenging golf course, custom homes prices range from $2million and up. Some of the homes were built over 20 years ago and can be dated. You can join golf course without living there. Many homes have very nice golf course views and frontage. It is located on the map just below Fairbanks Ranch (aqua blue) and in a darker green with lighter green representing the golf course in the middle.
Rancho Diegueno area: Has about 10 small clusters of neighborhoods, so I'll discuss briefly in this one description. There is the famed Rancho Valencia resort in this area, a treat for any visitor or "staycation". At Rancho Valencia they actually sell time shares that start under $400,000. Other than that, there is a small gated neighborhood with good sized patio homes, called Del Rayo Downs, and right next to that are a section of very large estates. There are other small sections in this area with a combination of gated homes, non-gated, custom and semi-custom. There are also usually a couple lots available to build on. Prices for the properties in this area start at about $1.3 million for Del Rayo Downs, to well over $10,000 and everything in between. This area is the Mish-mashed area of colors below the Farms.
Senterra and Stratford (92130 zip):
Two gated neighborhoods across the street from one another. Stratford has smaller single level homes and was geared towards people scaling down, they have small yards. Some have fabulous views of the San Dieguito River Valley. Senterra has both single level and 2 story plans. Again some of the properties offer spectacular views. Some of the most affordable housing in the Rancho Santa Fe area. Prices range from about $1,250,000 to $1,800,000. It's hard to spot but on the map below the west side of Fairbanks are a brown and pink neighborhood side by side.
Del Mar Country Club/Montecito: On the map, just below Senterra and Stratford you will see a pink area with green in it. Del Mar Country Club is a gated enclave of custom homes surrounding a private golf course. Many are on the golf course or have golf course views. Some of the lots are small, but there are some that are a bit larger. There are a variety of home styles in DMCC ranging from custom to country french and in between. There is a large clubhouse and tennis courts for members of the club, which can be joined without living there. Prices range from about $2,500,000 to over $5million.
Montecito is a property adjacent to DMCC situated high on a hill, they are patio homes with small or no yards. Prices in Montecito run about $1,250,000 to $1,600,000.
Morgan Run/ Whispering Palms -92091 zip: Morgan run is the furthermost west neighborhood in Rancho Santa Fe, which is why a lot of people like it. It is a small area, with condos, town homes, and custom homes. prices range from about $500,000 to $2million. There is a resort there, with golf club, (open to the public and also can be joined) tennis and pool(Open for resort guests and part of the club if joined), that has 27 holes of golf. The course is fairly flat but can be long. This area on the map is just left of center in a bright green color just a the bottom of the Covenant.
Rancho Pacifica (92130 zip) Rancho Pacifica is also on the far west end of Rancho Santa Fe and has a different zip code. It is an exclusive gated community with luxurious custom estates, ranging in price from $3,000,000 to over $10,000,000. On the lower left of the map you will see a brown area.
Sun Valley area (Del Mar zip): The Sun Valley area as it is known, borders the west side of the Covenant and runs to Solana Beach. It is rural area, there are some horse properties here, as well as acreage. Many of the homes are old and need a lot of work, but it is a popular area due it's westerly location and lower prices. Prices range generally from about $1,300,000 to $3,000,000. This area is not colored on the map, it is on the left of the Covenant at the southwest side.
